Lot 10 of Fruit Haven 3 is for sale. The listed price is $12990 plus closing costs (see closing cost details at bottom of page.)
General Sale Info
This lot includes a 5% share of the property ownership (with your name on the title) and a 1.5 hectare personal homestead lot. 1.5 hectares is 15,000 square meters or 3.7 acres.
Lot 10 is located 5 minutes walk from the FH3 community area and 10 minutes walk from the waterfall. From the east boundary of lot 10 almost all the way to the west boundary, there is a long ridge/plateau, which has a nice view (though currently somewhat forested) to the north and south. Before the west boundary, it goes downhill and eventually reaches a small stream.
This lot is very close to the FH3 access road. When this is complete, one can arrive via quad or motorcycle to the community area, then it is a short walk (5 minutes, ~100 meters) to Lot 10 via the "Access path to lot 10" that you see in the map below. A buyer could choose to improve this path to make it vehicle-accessible.
Note that you can hook this lot up to the FH3 main waterline which will provide you with a 1/2 inch water hose with enough pressure for sink/shower/etc. The water rights are free but the hookup itself is the responsibility of the owner. Higher volume of water can be purchased from the FH3 community water system for an additional fee if you require.
The southern part of the lot has a nice flattish area by the small stream, a small marshy area, and a hill going up to the ridge. The ridge (the largest distinct area of the lot, and the best area to build in and focus most activity on) is accessible from the main trail heading east from the community area, and then a side trail along the boundary of lot 5 (shown in map below.)
Compared to the other lots currently for sale on FH3, Lot 10 is much closer to the community area, has a closer water hookup with no location restrictions, and is much closer to the end of the access road. Lot 10 may be preferable to those for whom quick access to the community center and road is a priority over remoteness. The water hookup costs for Lot 10 would be less expensive than for Lot 11, and Lot 12 has no option for hookup to the community water system.

Fruit Haven 3 Community Area
Internet access will be available at the FH3 community area which is currently being developed, though internet could also be installed on lot 10 if desired. The FH3 property is accessible via a 20 minute motorcycle, moped, electric bike, or ATV ride on the access trail, which is scheduled to be more or less complete in November 2019. FH3 also has a beautiful waterfall with bathing pool that is 10 minutes walk from the community area.
The FH3 property has a beautiful view of the Zamora river valley from some areas. It is remote and there are no traffic noises. This property is perfect for those who want to be far from modern civilization and create a permaculture homestead. There is cell phone signal on most parts of the property, but no 3G. The lots have secondary forest with a few cleared areas; it was nearly all cow pasture in the past.
The map on the left (below) is a general lot map of FH3. The map on the right is zoomed in and contains more details of the interior of Lot 10. You can click on the images to see larger versions.
The green areas (on the right-hand map) indicate the ridge/plateau and the nice flatter area by the stream. The yellow indicates areas that are somewhat hilly but still usable for planting/etc. The white areas are unknown or steep. Note that the interior of the lot hasn't had a detailed GPS survey, but these markings are made via educated estimates from walking through the property many times. We encourage you to come visit the land, or you can arrange a Skype or Facebook call with us to ask detailed questions about the land. This is an excellent plot of land with proximity to the community area and a potential house building site already cleared. 1.5 hectares is more than enough land to raise food for a small family. Also not marked on the map are several medium-sized copal trees that can be used as wood for your house, or left growing to maintain a forest canopy in those areas.
You can see there is a small stream that starts in lot 10 (from a spring) and runs along the south-west boundary of the lot.
Lot 10 also optionally includes a blueprint and price estimate for a 6.5x5m house, 2 stories with loft, clay tile roof, with an auxiliary shower unit, that was elaborated for the previous owners. This is provided free with the purchase.
Additionally, there was some wood delivered on site that is right now dry enough for immediate construction. Should you wish to purchase the wood as well, the price is $1800 for 360 tablas (2x22cm x 3m) that are suitable for floor and wallboards. They are tropical hardwoods, a mix of guanton and seique and copal rosado. They are stored under cover and are in excellent condition.
The closing costs will be as follows:
$600 per person if three people each purchase a 5% share around the same time (combining the closings of lots 10, 11, and 12)
$800 per person if two people each purchase a 5% share at the same time (combining the closings of FH3 lots 10 and 11 or 10 and 12)
$1000 if one person purchases this 5% share (without combining the closing with other lots - this would be the best option if you want to purchase Lot 10 right away without waiting until we find buyers for lots 11 and 12. This reduces the chance that someone else will buy Lot 10 before you.)
This covers all government fees, sales taxes, registration, as well as the agent's fee for carrying out the sale. There are two things it does not cover: (1) Your signing, sending, or possible translation of the power of attorney document, as these costs can vary depending on your situation. (2) Any money transfer fees you may incur in sending the closing costs or property purchase funds, including possible hidden intermediary fee that your bank or the receiver's intermediary bank may charge.
FH3 Property Development Fund
Your purchase of Lot 10 incurs no immediate obligation to the FH3 Property Development Fund, but after the current budget period is up in about 4 years, you should expect to pay about $50-$100 per year towards the fund in order to cover general property maintenance expenses including marking property boundaries, upkeep of the FH3 community, et cetera. The budget for this fund is proposed by any trustee or the project administrator, and approved by all FH3 owners.
